Expert Witness Testimony

We offer a full range of Real Estate Appraisal services, with experience in many types of property. We are also experienced in litigation support and expert witness services. Clients who have used our expert testimony services include, condemnation testimony, divorce settlements, legal and accounting firms and many other businesses. In many cases, our independent, supportable analysis has allowed clients to settle cases without going to court. We have been admitted as "expert witness" in Civil Court, Circuit Court, District Court,  Federal Court and Bankruptcy Court, in Alabama. 

An appraiser must remain unbiased in performing an appraisal of a property. But we can consult with you and advise you about the relative strength of an appraisal presented by opposing parties. We can also perform additional research and analysis to support or discredit assumptions or conclusions.

• Value of a property encumbered by a Life Estate
• Value of the Life Estate in real estate
• Valuation as of a date in the past - This is especially needed when someone passed away years ago and no one got appraisals at that time to know the value of the property at time of death.  At Reece Appraisal Company we keep our Marshall and Swift quarterly updates for years back so we can construct a cost to replace that would have existed at the time of death.  We also keep all of our old, in house, data bases, that will allow us to retrieve pictures of the sales that occurred at the time of death along with the sales date of the sales we compare with the subject.  We also keep our old USPAP books (Uniform Standard of Professional Appraisal Practice) so we may deliver a report that would meet the standards that were in place at the time of death.
